This is the time to research and consider what you are looking for in a home.
Look around your existing residence? Ask yourself what works for your lifestyle and what does not. Think in terms of what do you absolutely need? Have you grown out of your existing home and need more space? What does that look like? Downsizing? Do you still need storage or room for guests? These are the must haves.
Next consider those items you might consider little extras but may not be essential or things that you could compromise on.
Lastly, make your wish list. Those are the things that if you could buy a house that had any of these, that would be the icing on the cake!

Get Pre-Approved for Financing
Going through the mortgage pre-approval process is one of the most important steps you can take prior to purchasing a home. Financing a property purchase is more complicated than you might think.
A pre-approval letter from your lender makes all the difference when you make an offer for your new home.

Making an Offer
When you find the home that makes you feel at home; Heather will assist you in making it all happen.

Furthermore, she will draft an offer for you that works best for your needs; complete with all the contingencies you need or want to protect yourself. Your offer will be tailored to fit you, from the right subject clauses through to the closing date that works best.
Negotiating the price of a house is fairly typical, of course, but there are professional skills Heather has developed over years of experience that will work in your favour.
Heather will your offer based on market factors. Is it a buyer’s market, a seller’s market, or a balanced market?

If all goes well, you will remove your subject conditions on your purchase agreement.
Now it is time to start planning your move.
Completing Your Purchase
By this time, you know that buying a home seems to involve mountains of paperwork. After all, your lender and your realtor have each created a small mountain of documents – don’t worry, they are required by law.
Now it is time for more paperwork. Heather will liaise with your preferred real estate lawyer or notary and send them instructions for completing your purchase.
You will meet with them in person to sign all the legal documents a few days prior to you getting possession of your new home or property
